Closing gift: watercolor house portrait
Send one photo of your client's new home. Within 24 hours you get a print-ready watercolor of the house with their family name and the year ("The Millers · est. 2026"), sized for a standard 8×10 or 5×7 frame. A gift they'll actually hang, at a fraction of a hand-painted portrait.

Honest staging, built for disclosure rules
Virtual staging should help buyers picture a room, not mislead them. Every order follows these rules:
- Labelled: every staged image carries a visible "Virtually staged" label.
- Structure untouched: we only add furniture and decor. Walls, doors, windows, floors, fixtures and views are never changed. Images that drift are redone or rejected.
- Originals kept: you always get the unaltered photo back, so you can show it alongside the staged version.
- No defects hidden: we don't remove damage, stains or anything a buyer should see.
California agents: AB 723 (in effect since 1 January 2026) requires a disclosure on digitally altered listing images and access to the unaltered original. Our labels and included originals are designed to make that easy.
Check your MLS: some MLSs have their own rules on virtual staging. You stay responsible for how photos are used in your listings.

When do I pay?
After you've reviewed a watermarked preview. Place your order with the form below and upload your photos; nothing is charged up front. We send a watermarked preview of your staged photos and Reel (or your portrait), you review it, and then you pay: $5 per listing, $5 per portrait or $20 for the portrait 5-pack. Full unwatermarked files arrive only after payment. If we can't get it right, you don't pay.
What photos work best?
Straight, well-lit photos of empty or nearly empty rooms, taken at eye level with a wide lens. Phone photos are fine. Very dark or blurry photos may need a reshoot.
Is this done by AI or by a person?
Both. AI adds the furniture, then a person checks every image before delivery and redoes any where the room's structure changed.
How fast is delivery?
Within 24 hours of receiving your photos, usually sooner.
What do I get in the Reel?
A 9:16 vertical video with a before/after wipe for your rooms, the "Virtually staged" label and an optional end card with your name or handle. It has no music, so you can add trending audio inside Instagram.
Can I use the images on the MLS and portals?
You can use them anywhere your MLS and local rules allow virtual staging. Keep the label on and show the original where required.
What if I don't like a result?
Each photo includes one free redo with different notes or a different style. If we can't get it right, we'll refund that listing.

How does the $1 trial work?
You pay $1 for the first 7 days with the full monthly allowance. After that it's $14 a month unless you cancel. Cancelling takes one click in the payment portal.
What happens to my photos?
We use them only to deliver your order and delete them 30 days after delivery. We never post your listing photos without your written permission.
How does the closing-gift portrait work?
Order (in the form below, pick "Watercolor portrait" or the 5-pack), then send one clear photo of the house front (your own photo, or one you have permission to use) and the name line you want, e.g. "The Millers · est. 2026". You get high-resolution print files (8×10 and 5×7) within 24 hours. Pick them up with a $15–20 frame and you're ready for closing. The 5-pack is for agents with several closings coming up.
